At Merritt Downs Homeowners Association, our goal is to foster a sense of belonging and unity among homeowners while upholding common values and principles. We promote a harmonious living environment that enhances the overall quality of life for all residents.

About Our Community

Nestled on land once roamed by President Andrew Jackson on horseback, Merritt Downs is a serene community of 120 single-family homes located twelve miles east of downtown Nashville, TN. It features various amenities, such as swimming pool, front entrance, street lights, and more.

Managed by the community’s homeowners, the Merritt Downs Homeowners Association (HOA) is overseen by current Board of Directors members Selina Gaviria, Sidney Ware, and Debbie Davis. As a lease-restricted community, no home may be leased unless prior approval is received in writing from the HOA Board of Directors or the Management Company.

Association Dues

Association dues are collected annually in January. Your annual dues are used for the following:

  • Care and maintenance of the community swimming pool
  • Care and maintenance of common area grounds and main entrance signs
  • Care and maintenance of detention pond used for collecting excess stormwater
  • Fiscal responsibility for street lighting
  • Maintenance of community home values through effective enforcement of the Merritt Downs Restrictive Covenants
